Current Home Selling Tactics


Circa two or three years ago or so, selling a Bellevue condo or any kind of property anywhere in the country required little effort. The real estate market was at an apex and buyers were plunking down cash left and right. Today, it’s not quite as simple nor is it impossible. There’s a multitude of additional factors involved that will still generate a profit as long as you employ a well developed selling strategy and remember that the asking price is not set in stone.

A large portion of the home or condo selling process requires a series of educated guesses in a seventy day time period that should be done largely in the preplanning stage and less so once the clock starts to tick, so to speak. Ignore the sales figures of the past and instead become a clairvoyant of sorts by evaluating the value the home is currently worth and what direction its price will take in a 31 day timeframe. Pricing at a slightly lesser than anticipated value doubles the odds of getting a buyer’s attention during the so-called “honeymoon” window which lasts the first 21 days the home is on the market and is when the property has the best chances of grabbing someone’s attention.

That home sale plan you so meticulously devised needs to have plenty of space for tweaks, corrections and additions. Are lots of people calling about that waterfront condo but not actually buying it? What if nobody’s calling at all? In that case, you need to do some smart re-evaluation as quickly as possible. See if the market has changed at all since you determined the original price or evaluate how much people are paying for properties in the area where the home is located and change it. It may increase or decrease but success often requires sacrifice.

Again, asking for a price and not allowing room for negotiation or change practically eliminates any chances of closing a sale, especially in the market’s existing state. The same fruitless result may happen by employing the advice mentioned above but the chances of that happening are drastically diminished.
